Charlotte, North Carolina reached a population of 964,784 after adding nearly 21,000 residents between 2024 and 2025, according to census data reported by Axios. S. cities during that period. Median home values increased from $238,000 in 2019 to $407,000 in 2024.

The income required to purchase the average home rose from roughly $79,000 in 2020 to about $150,000 in 2025, an 89 percent increase, the UNC Charlotte Housing Report stated. Dennis Cirillo, who moved to Charlotte in 2017, said traffic conditions now resemble those he left behind on Long Island.

Blumenthal, a real estate broker and vice chair of Charlotte’s planning commission, told Axios that cities either grow or do not grow, with no middle state. Longtime residents have expressed concern over new apartment construction and higher housing costs.
