Seven California towns grew more than 25 percent over 15 years
A San Francisco Chronicle analysis found seven rural and suburban communities posted population gains exceeding 25 percent since 2010. The towns share lower home prices and family amenities compared with coastal cities that lost residents.

The communities are located away from high-cost coastal cities. Los Angeles County lost roughly 54,000 residents between July 2024 and July 2025, state Department of Finance figures showed.
Roseville, a Sacramento suburb, added residents after the pandemic as households sought larger homes. Its population reached 165,455 by 2025, a 15 percent rise since 2020, with median home prices near $650,000. Manteca in San Joaquin County more than doubled its population since the early 1990s. The city added family attractions including a water park and baseball complex.
Chico's population rose 25 percent to 108,000 by 2026. Growth followed the Paradise wildfire and included construction of 2,306 new homes in the past decade. Irvine added 100,000 residents since 2010, reaching 318,000. Median home prices exceed $1.5 million, supported by jobs in technology and finance.
Menifee in the Inland Empire grew by roughly 40,000 people over 15 years to 118,000 residents. Newcomers include families and retirees moving from larger cities. Clovis near Fresno posted 35 percent growth to 130,000 residents. Average home prices sit at $520,000 and the school district ranks among the state's higher-rated systems.
Dublin's population more than doubled from 2010 to 2020, now exceeding 70,000. A new transit center near the BART station contributed to recent housing and commercial projects.
