U.S. foreclosure filings reached nearly 228,000 from January through June 2026, a 21 percent increase from the same six months of 2025, ATTOM data show. The total also rose 28 percent from the first half of 2024 and marked the first double-digit national gain since the post-pandemic period.
Idaho posted the largest state increase at 59 percent, followed by Colorado at 57 percent and Georgia at 52 percent. Florida recorded the highest rate, with one filing for every 2,106 housing units in June. Filings totaled 640,864 nationwide in 2019 before falling during the pandemic.
Short sales, a separate measure of homeowner strain, rose 16 percent in the first quarter of 2026 from a year earlier, according to Realtor.com. Rob Barber, CEO of ATTOM, said rising foreclosure rates indicate more homeowners are in financial distress. ATTOM defines foreclosures as default notices, scheduled auctions or bank repossessions reported by county recorders and court systems.
