U.S. Median Existing-Home Price Reaches Record $440,660 in June

The National Association of Realtors reported that the median price of existing homes sold in June reached $440,660, an increase of 1.8 percent from the same month a year earlier. The figure marks a new record high, according to NAR chief economist Lawrence Yun. Sales volume declined 2.4 percent from May and 2.8 percent from June 2025 on a seasonally adjusted basis.

The NAR Housing Affordability Index stood at 102.3 in June, up 6.8 points from June 2025 but down 2.8 points from May. The index measures whether a median-income family can qualify for a mortgage on a median-priced home. A Harris poll conducted with the Guardian earlier this month found that 45 percent of respondents reported difficulty affording housing.

Congress passed the 21st Century Road to Housing Act to reduce regulatory barriers and increase housing supply. President Donald Trump declined to sign the bill, allowing it to become law on Saturday after the 10-day period without a veto.
